Q & A

Who do I need to inform that I?m letting my property?

You need to advise your mortgage company, if applicable, to ensure that all clauses of the mortgage arrangement are complied with and permission is sought, if required.

The Deposit Protection Service (The DPS)

You can relax as we will safeguard your deposit under the Deposit Protection Service. Tenancy Deposit Protection is a new law that has been introduced by Parliament to ensure tenants? deposits are protected. If there are any disagreements about the return of deposits, they are resolved without charge to tenants, swiftly and impartially, allowing you to get on with your life, we will ensure your deposit is placed into the deposit scheme.

Can you organise rent protection insurance?

Yes we can, we have a dedicated insurance partner bringing our customers what we believe to be the most comprehensive products available, to address the particular needs of today?s Landlord and Tenant, at competitive prices supported by a service which is second to none. They have a dedicated legal team to handle the entire process. Rent Guarantee insurance provides additional peace of mind in the event that things go wrong.

Do I need to inform utility providers that I?m letting my property?

As part of our service we will take meter readings before a tenant checks in and inform service providers of the tenancy to ensure that neither you, nor the tenant, are paying for non-applicable services.

Do I need additional insurance or will my own household insurance cover it?

Public liability is rarely covered by your own policy and we strongly advise Landlords to review their insurance schedule for rental properties. Our insurance partners can advise you on options and assist with any queries that you may have relating to this, you also need to inform your buildings and contents provider to ensure you are adequately covered again our insurance partners can offer a range of products at a competitive price.

NB: In addition to this we will make it a stipulation to all new tenants? adequate contents insurance is to be obtained before commencement of their tenancy.

How do I stay up to date with safety regulations?

With letting, you must always consider the safety of a tenant within your property. We can arrange, at your request, for the yearly gas safety inspections to be carried out and will ensure that any problems that arise are dealt with. A gas safety certificate will be placed on your file and a copy sent to you. Our staff are compliant with current letting regulations and can offer advice every step of the way.

We keep up to date with letting legislation, including the Housing Act 2004 involving licensing, houses in multiple occupation (HMO), gas, electrical and furniture safety regulations plus general Health & Safety.
